Where is the leasing office located?
The leasing office is located at 3600 Lancaster Ave Philadelphia, PA 19104
What are the leasing office hours?
Paloma’s leasing office hours remain consistent throughout the week. Monday through
Friday from 9am-7pm. Saturday’s from 10am-5pm and Sunday from 12pm-5pm.
Do you have an on call staff?
Yes! We want to make sure our residents are completely taken care of. To make their lives easier, we employ a well-qualified team of management and maintenance professionals on-site during and after business hours. We even have a 24/7 maintenance staff available in case of an emergency.
What kind of security does Paloma provide?
Paloma has a secured vestibule which requires a passcode to enter, which is the only entrance available. In addition to our secured vestibule we have a weekend overnight security provider that monitors the building after hours. Our building is also highly secured with 24/7 surveillance.
Lease Details
What is individual leasing?
Individual leasing means students are only responsible for their monthly installment payments, not those of their roommates. Contact us to learn more about our individual leasing.
How long are the leases?
Paloma offers individual leases from Mid-August through late July 2026. We offer immediate move-ins as well with an end date of July 2025, please call our office for additional information.
Included Amenities
What utilities/amenities are included?
All units come fully furnished with designer furniture and a 55-inch Smart TV in common areas. In addition, we include high-speed internet, trash, recycling, and all basic appliances. Electric and water are split amongst roommates and billed back monthly. Our building provides numerous study lounges on each floor, desktop computers and printing services, as well as a sky lounge with gaming equipment and a full size kitchen for hosting!
What is included in my monthly rental installment?
Your installment includes:

What are equal installments?
Your contract reflects a total amount that is evenly divided into 12 monthly installments for your convenience. The first installment is due on August 1, and the final installment is due on July 1.
Leasing Process & Fees/Installment Payments
What are one time fees that I will be charged for that are not included in my monthly rent
installment?
One-Time Fees:
Application & Administrative Fee: $250.00 – This fee covers application processing,
background checks, credit screenings, and administrative costs associated with move-in.
Annual Utility Setup Fee: $79.20 – This fee covers the cost of establishing utility services for
your unit. This fee is applicable upon initial move-in and will be included in your August rent
payment for lease renewals.
Please Note: This list does not include potential fees for damages, late payments, lease
violations, or other applicable charges.
What are the different ways to qualify?
Paloma offers multiple forms of qualification listed below:
- Qualifying guarantor
- Pre Paid Rent Addendum
- Guarantor Waiver Program (an additional monthly fee to your rental installment)
- Self Qualifying

When is rent due?
Rent is due on the 1st of each month with a 3 day grace period.
International Students
Can I lease with Paloma if I’m an international student?
Yes, we welcome anyone who fits our rental criteria!
What documents do I need to provide as an international student?
The Paloma management team will need a copy of your Passport and your I-20/F-1 Student Visa. If you are not a student, you will need to provide your Passport and L-1 Visa that is valid through the entire lease term.
Roommate Matching
Are there roommate matching services available?
Yes, our staff will do roommate matching based on your application interest. We also utilize a platform called Room Sync, in which residents can browse residents with similar floor plan interests and match themselves based on similarities.
Additional Info
What is the expected maintenance turn around time?
Paloma asks to expect a maintenance turn around time of 72 hours for non emergencies. Any urgent requests will be done in priority order within 24 hours of submission. For any after hour emergencies please utilize our on call service in which a maintenance staff member will stop by the property within 90 minutes of request.
How can I tour Paloma?
Paloma offers walk-in tours during office hours. You are more than welcome to schedule a tour with us via our website! If interested in a virtual tour give our leasing office a call to schedule your tour.
Is Paloma pet friendly?
Yes, Paloma is pet friendly! All pets are welcome with an additional cost; pet rent $25 and pet registration fee: $350. Documented ESA animals do not require additional fees.
